Hi, again. Good question, Derrell. Considering that by the terms of the bargain the lessee had to build a house of specific size and design, dig a specified covered basement ("cold cellar"), and break to the plow certain acreage of the tract - that land for planting - the lessee really was paying a considerable amount for that lease. The one capon payable at a specific date was merely symbolic consideration, and that payment revealed to the world that the lessee had not simply built the house and planted the land for himself and his posterity.
