Every conveyance must contain "consideration".

"Consideration" in current legal terms means an exchange of items of
value to legalise a transaction (make it real). I must "pay something"
for it to be a legal exchange. Usually (today) a dollar.

You often hear of someone leaving an heir a dollar in a Will. It is to
show they were not overlooked, just not "liked".
