Another couple of problems: if one or the other lived in another county, then check there as I have found Loudoun Deeds listed in Fairfax where the grantor actually lived. In Richmond, Broad street was the north line of Richmond until 1867 (I think) when more land was annexed. Also, if you're looking at Adams land, there's an undated map but certainly 19th century map in the Library of VA that has some of the Adams holdings that probably Mary Wingfield Scott annotated in pencil with lot owners and dates.

It was not uncommon for deeds never to be recorded as they were often using the back 40 as a source of cash and only if a default occurred and it had to be sold out of the two who made the agreement (in the case of further encumberment or other sale) was it recorded. The grantor basically kept the BOS in his desk until the loan was paid.

You might also check the Land Tax Records as they will nearly always have accurate data as to when transfers were made.

4 hours for only a couple of pieces of info. You got off lucky;)) I spent 22 days for a project that was eventually reduced to one map and 2 paragraphs and had to plat out land out 7 miles to get mine outlines so I could see what the man actually owned, but I did find out where Spotswood's missing tame Indians lived as a benefit.
